The Castle II is designed for families and groups who want roomy spaces to spend time together and privacy to rest. The whole house is yours.
SUITES
All four suites are on the upper floor and have air conditioning, a 60" TV, a desk and a private bathroom inside the suite. Three are split over two levels connected by an interior staircase; in those, the bathroom is on the lower level.
- Suite 1 · Two levels: upstairs, king bed. Downstairs, king bed and private bathroom.
- Suite 2 · One double-height level: king bed, desk and private bathroom.
- Suite 3 · Two levels: upstairs, king bed and a sofa. Downstairs, desk, a sofa and private bathroom.
- Suite 4 · Two levels: upstairs, king bed. Downstairs, double bed, single bed, desk and private bathroom.
The sofas in Suite 3 are for sitting, not for sleeping. There's also a half bath on the ground floor.
LIVING ROOM, KITCHEN AND DINING
The living room has a 75" TV and a Nintendo Switch with Super Mario. The kitchen is equipped for cooking at home and the dining table seats 12.
POOL AND GARDEN
The private pool is heated year-round at no extra cost. The waterfall runs automatically twice a day as part of the filtration system. Around it there's a garden, sun loungers and a hammock.

My family and i stayed at this location for about three days, and what stood out the most was the definitely the entrance to the house! The giant mirror was great for pictures and the outside was so comfortable for hangouts in between activities. I am very thankful for the host being responsive in a short period of time and cooperating with retrieving some left valuables after check out. It was very kind of their team to do so :)

Alejandro’s home was a great place to call home for a few days. It was conveniently located near many of Cancun’s attractions, with plenty of shops and restaurants nearby. Alejandro was also very responsive and accommodating whenever we had a request. We really enjoyed our stay!

We had a wonderful stay at Alejandro’s Airbnb with our group of 10 people, and I would definitely recommend it to others looking for a comfortable base in Cancun. The house is very spacious with tons of personal space for everyone. The layout worked great for a big group — multiple living areas, plenty of bedrooms and bathrooms, and room to spread out without feeling crowded. It truly felt like a home away from home. There were a few common household bugs and an issue with the water filter in the kitchen to report to Alex but overall they were minor issues and not deal breakers. Security was excellent, which gave us great peace of mind during our trip. The property felt safe and well-protected, which is so important when traveling with family. The pool was clean and refreshing, though we found it a bit smaller and shallower than expected for adults — it was still nice for cooling off and the kids loved it.
The place was beautiful!! Alejandro was super responsive, quick to correct any issues! We loved it so much that we extended our vacation an extra night! It will be our go to next time we come back!
El contacto con Alejandro y su equipo fue muy fácil y rápido. Nos ayudaron en lo que necesitábamos y se mostraron muy atentos. La casa era como se anuncia, solo a comentar que entraban bastantes hormigas a la casa (aun y teniendo todo recogido, sin dejar comida por en medio y tirando la basura todos los días), así como también algunas cucarachas.

My family and I had an amazing time at Alejandro’s villa. It’s located in a gated community surrounded by beautiful villas. Safe, quiet and peaceful. The villa was bigger than expected, lots of space. We enjoyed the private pool and the outdoor space. It was convenient having beach towels and thermos available for use. There are coffee shops, markets and restaurants close by. The villa is beautifully decorated and clean. The host was very responsive and helpful. I would definitely return and recommend👍🏻
Very nice space! We had plenty of room for our party of 8. The place looks a lot bigger in person than shown in pictures. The pool area was pretty and the water was perfect temperature. The loft style rooms were also a plus. The biggest issue we had was opening the front door. It was a struggle to get in the door sometimes. Outside of that we had a great stay.

Residencial Cumbres is a private, quiet, family-friendly community with well-kept streets and common areas that are decorated in some seasons.
Although it's a residential area, there are many services nearby:
- About a 10-minute walk: Walmart, Sam's Club, Oxxo, 7-Eleven and Smart Fit.
- Shopping centers: Pabellón Cumbres and Plaza Momoto in the surrounding area. Plaza Las Américas, with a movie theater and supermarket, is a short drive away.
- Restaurants we recommend: Fish Fritanga (seafood), Rocca (Italian), Los de Asada (tacos), Flor de Liz (Mexican) and Waffle Boutique (breakfast).
- Avenida Huayacán: boutique gyms, Pilates studios, restaurants and cafés.
Getting around
You can get a lot done on foot. To visit beaches or explore the Riviera Maya, we recommend renting a car. The house has private parking for 2 vehicles.
Uber works well in the area. Remember to let us know each time you order one, so the gatehouse lets it in.
Inside the community, please respect the speed limits: 40 km/h on the main boulevard and 20 km/h on the other streets.

Access
The whole house is for your group: the four suites, living room, kitchen, dining room, pool and garden. Nothing is shared with other guests.
The outdoor gym, children's play areas and skate park belong to the community and are shared with residents.
Entry is by electronic lock. Before your arrival we send you the code and instructions.
Community access: Residencial Cumbres requires the full name and a photo of the ID of each guest before arrival. With that information the QR access codes are generated, which you must show with your ID at the gatehouse. Guests under 18 don't need a QR code. If you order an Uber, a taxi or a delivery, let us know so they can get in quickly.
Cancellations and payments
10% of the total is non-refundable. Cancel more than 30 days before arrival and we refund the rest of what you paid. 30 days or less: no refund.
The booking is paid in full when you book. With participating Mexican credit cards you can pay it over 3 interest-free months.
$1,000 USD security deposit: held on your card (not charged) 3 days before arrival and released 2 days after check-out if there is no damage. About $18,700 MXN at today's exchange rate.
Important details
- Stairs: all suites are on the upper floor. Suites 1, 3 and 4 also have an interior staircase between their two levels. Keep this in mind if you're traveling with small children or people with reduced mobility.
- Occupancy: maximum 13 guests.
- Visitors: only the people registered in the booking may enter, unless authorized in writing.
- Pool: there is no lifeguard. Children must always be supervised by an adult.
- Pool maintenance: the technician comes in to clean. We'll let you know in advance which days they'll come.
- Camera: there is one outdoor security camera that records only the street.
- Noise: the pool and outdoor areas are quiet zones, with no loud music at any time.
- Parties and events: not allowed.
- Smoking: only in outdoor areas.
- Pets: 1 pet is allowed, for an additional fee.
- Grill: the house does not have a grill.

Loud noise is not allowed in any home. Any complaint from neighbors or the owner must be addressed right away; otherwise the booking may be cancelled without refund and any resulting fines are taken from the deposit.
